About this Project

A roof restoration project on a residential property in Welshpool involved bringing a tired roof back to life. Years of exposure to Perth’s coastal weather and build-up of dirt and moss were visibly impacting the aesthetic of the roof and the waterproofing capabilities.

The Problem

Perth’s coastal weather can take a toll on roofing systems over time. Cracked or chipped tiles, deteriorated mortar in ridge caps or tiles, and rusting or splitting flashings are common issues in Perth homes. Weakened tiles and mortar can cause leaks and water damage. Dirt, moss, and lichen build-up can also cause unsightly staining of the roof and, over time, reduce the lifespan of the roof.

What We Did

We began with a full roof inspection of all accessible areas of the roof. This included tiles, ridge caps, valleys, and flashings. Loose, cracked, or damaged tiles were removed and replaced with like-for-like tiles to restore a sealed and watertight surface. Ridge caps were re-bedded and re-pointed with a flexible mortar to increase the life of the ridge caps and make them less susceptible to movement.

The next step was a thorough roof cleaning to remove all dirt, moss, algae, and biological growth. We used a 3000 PSI pressure washer for effective cleaning. An anti-fungal treatment was also applied to prevent moss and lichen growth in the future. The surface was sterilised by this treatment, so no growth can develop.

The roof was primed using Dulux Acratex primer to give the membrane system a great key to adhere to. Two coats of Dulux Acratex Roof Membrane in a colour to match the existing roof colour were then spray-applied to the roof. The membrane offers high UV resistance and is flexible and waterproof, making it a perfect solution for Perth homes in coastal areas.

The Final Result

The project was completed within [insert days] with as little disturbance as possible to the occupants of the property. The roof now has a durable, fresh finish, and the work is covered by a 10-year guarantee for both materials and workmanship.
