Project Overview
This modern family home located in Cottesloe had a full roof restoration to renew the look of their weathered and faded roof. The existing Colourbond roof had become dull, discoloured, and weathered due to Perth’s coastal environment, showing signs of surface chalking, dirt build-up, and corrosion. The owner wanted a long-lasting finish that would protect and renew the aesthetics of their home.
The Problem
The roof had been exposed to salt, sun, and storms which had accelerated surface corrosion, fastener failure, and chalking. It was important to replace the rusted fasteners and the damaged sheeting, as well as to apply a high-quality coating that would be salt spray resistant and UV stable, to ensure a long life.
What We Did
Our team began by completing a full roof inspection, checking all fasteners, sheets, flashings and valleys for any issue. Corroded sheeting and fasteners were removed and replaced with stainless steel fasteners to prevent future rust. The entire roof was then cleaned with a high-pressure pressure washer set at 3000 PSI, to remove loose paint residues, chalking, moss and biological growth.
After cleaning, we primed with Dulux Acratex primer to ensure a good adhesion for the membrane system. Two spray coats of Dulux Acratex Roof Membrane were applied (colour to match existing roof) to create a flexible, UV resistant, waterproof barrier system formulated to withstand Perth’s coastal climate.
The Final Result
The project was completed in 3 days with minimum disruption to the homeowner, to produce a bright and protective finish that had a 10-year warranty. The improved thermal reflectivity and corrosion resistance will provide a long lasting roof with superior durability, coupled with a renewed and modern appearance.
