Project Overview
The client, a family home in City Beach, had noticed their roof weathering and graying from dirt, moss, and the harsh Perth coastal environment. Their roof was at the end of its life and needed rejuvenating to not only look better but also to continue to weatherproof the home.
The Problem
Roofs that have been exposed to Perth’s salt, sun, and storm combination for a number of years will usually start to show signs of wear. From cracked and chipped tiles to dirt, moss and lichen build-up, a once relatively new roof starts to deteriorate much quicker. In this case, the roof tiles were wearing down and lost waterproofing, allowing moisture through and reducing the overall lifetime of the roof.
Solution
We started the project by inspecting the entire roof, including tiles, ridge caps, valleys and flashings. We removed any cracked or chipped tiles that were missing sealant and resealed with matching tiles to make the entire roof fully sealed and waterproof.
We removed all ridge caps and re-bedded and re-pointed with a flexible weather-resistant mortar for increased longevity and security.
The next step was cleaning every roof surface with a high-pressure cleaner (set at 3000 PSI). This removed all dirt, moss, algae, and biological build up. We then applied an anti-fungal treatment to the roof to help avoid any re-growth of moss or lichen in the future.
The last step was to prime the entire roof with Dulux Acratex primer to help with adhesion. We then sprayed two coats of Acratex Roof Membrane in a colour that would best match the existing roof tiles and give the roof a fresh new look that is UV resistant, waterproof and flexible.
The Outcome
The entire roof restoration process was completed in just 4 days and with very little impact on the household. The new roof finish has a fresh and durable finish, with a 10-year warranty on materials and workmanship. The new roof not only increases the kerb appeal of the home but also ensures continued long-term weatherproofing.
