About this Project
A homeowner in Duncraig was noticing that their roof was starting to show its age, with cracked tiles, leaks, and loose fittings that were impacting both the functionality and the aesthetics of their roof. It was important to fix the issues as soon as possible to avoid further deterioration and potential more costly repairs in the future.
The Problem
The existing roof was not in the best shape. Cracked or broken tiles were letting in water, which could cause leaks and damage to the interior. Rusted or otherwise degraded fasteners, as well as loose ridge caps, were at risk of causing problems to the rest of the roof. It was important to remedy the situation and return the roof to a waterproof and structurally sound condition.
What We Did
We provided the homeowner with a full assessment of the damage and worked through the roof to identify all areas of cracked or broken tiles, as well as loose tiles, ridge caps, and flashings. We removed and replaced cracked tiles with like-for-like new tiles, re-fixed any loose tiles, and resealed all flashings with durable weatherproof sealants. Rusted fasteners were replaced with stainless steel for long-term performance.
We re-bedded ridge caps and applied additional sealant to other joints that we identified as at risk of leaks in the future. After the work was complete, we also conducted a full roof clean to remove all moss, dirt, and biological growth, to ensure that the roof was left in a clean and sound state before the final sealing.
The Final Result
We were able to return the roof to a waterproof and structurally sound condition. The homeowner is happy knowing their roof will protect their home from the extremes of Perth weather.
