Project Overview
A homeowner in Subiaco was having problems with an aging and damaged roof. There were cracks, leaks, and loose tiles that were compromising the roof’s waterproofing and structural integrity. They wanted to get the problems fixed as quickly as possible as WA weather is so unpredictable and they didn’t want to risk further damage.
The Problem
The current roof had several areas of concern. Cracked tiles and loose fasteners had allowed water ingress during rain and storms leading to damage inside the house and compounding the problems of aging. Sealants were failing and flashings were deteriorating, which was leaving the roof at an increased risk of leaks. A long-term solution was required to make the roof reliable and watertight again to avoid a repeat of these problems.
What We Did
We started by getting up on the roof and thoroughly assessing the condition. We found the areas that were leaking, the damaged tiles and any loose components. We then removed cracked or broken tiles and replaced them with new ones to match. We re-bedded ridge caps where required and securely fastened any loose tiles. All flashings were re-sealed with high-quality sealants and any rusted or degraded hardware was replaced.
To further waterproof the roof, we also repaired or replaced faulty fasteners and sealants, re-bedded ridge caps and applied a long-lasting sealant to vulnerable joints. Once all repairs were complete, we gave the entire roof a thorough clean to remove dirt and biological growth that could prevent the fix from lasting.
The Final Result
The repairs have effectively restored waterproofing and overall strength to the roof. The customer now has a secure, leak-free roof that’s much more likely to stand up to Perth’s coastal weather.
