Project Details

A number of units in the Bibra Lake area were starting to show signs of wear and tear. The tiles had become cracked and chipped, the mortar was beginning to fail and there was biological growth (moss and lichen) present on the roofs.

All of these factors were not only detracting from the roofs’ appearance but would also affect their waterproofing if left unattended. Cracked tiles reduce the waterproofing and failed mortar joints can lead to leaks and other issues if left to worsen.

The Problem

Old age, the elements and neglect had taken its toll on the roofs of these units. Years of cracking, chipping and corrosion had left them worn, broken and in need of some serious repair and remedial work.

Tiles that were cracked were not only less waterproof than they should be but the mortar joints that kept them together were also starting to show signs of failing. If left to worsen, these two elements could become a prime point of entry for leaks and cause even more damage to the buildings. Moss, lichen and dirt have all contributed to the degradation of the roof surfaces, shortening the expected lifespan of these roofs.

The highly corrosive coastal environment exposure to the sun, salt and the worst of Perth’s storms had also started to show its hand on the buildings.

What We Did

We began by conducting a full inspection of the roofs of the units, thoroughly checking all accessible areas such as tiles, ridge caps, valleys and flashings. We removed damaged and broken tiles to restore a sealed, watertight surface, then re-bedded and re-pointed the ridge caps with a flexible mortar that would stand up to movement better and last longer.

We then went over the roofs again, this time giving them a thorough cleaning to remove dirt, moss, algae and all other biological growth with a high-pressure washer (set at 3000 PSI). We also applied an anti-fungal treatment to sterilise the surfaces and prevent moss and lichen from growing back.

Finally, we primed the roofs with Dulux Acratex primer to prepare the surface for the membrane system and then spray applied 2 coats of Dulux Acratex Roof Membrane in a warm terracotta colour. This membrane system has high UV resistance, flexibility and waterproofing properties to suit our coastal environment in Perth.

The Result

The work was completed in a short time with [insert days] disruption to the residents, leaving behind durable, attractive finishes.
